Keep Up the Upkeep…A Seasonal Guide to Maintenance

Seasonal care for a park model doesn’t have to be hard. A few small checks at the right time can save you money and stress. When you keep up with it, your place is ready when you are.

Spring

  • Walk all the way around your park model and look closely at the roof, skirting, and corners for cracks, loose pieces, or damage from ice and wind.
  • Check doors and windows to make sure they open, close, and seal tightly.
  • Turn the water on slowly and watch each connection under sinks and outside for leaks or drips.
  • Test your water heater, toilet, and faucets to be sure everything runs the right way.
  • Wash the outside, sweep off the deck, and wipe down surfaces inside to clear out dust from winter.

Summer

  • Check your air conditioner and clean or replace the filter so cool air can move easily.
  • Make sure vents are not blocked by furniture, rugs, or dust buildup.
  • Look over your deck boards, steps, and railings for loose screws or soft spots.
  • Check outdoor furniture for wear and tighten bolts or clean surfaces as needed.
  • Clear out gutters and downspouts so rainwater flows away from your place.
  • Fix small problems right away, like a loose hinge or dripping faucet, before they grow.

Fall

  • Turn off the water supply and drain all water lines to prevent freezing.
  • Remove and store garden hoses, and empty any outdoor water containers.
  • Add antifreeze to drains and toilets if needed to protect pipes.
  • Clean leaves off the roof, around the base, and out of gutters to stop water buildup.
  • Check the roof again for loose shingles or weak spots before winter weather arrives.
  • Store outdoor furniture, grills, and loose items so wind and snow don’t damage them.

Winter

  • After heavy snow, check the roof and carefully remove extra weight if it builds up.
  • Make sure vents, especially for heating and plumbing, stay clear of snow and ice.
  • Look around the base of your park model for drifting snow that could trap moisture.
  • Check doors and windows to be sure they stay sealed tight against cold air.
  • If you visit, do a quick walk-through inside to confirm there are no leaks or drafts.
  • Rest easy knowing your park model is protected and ready for warmer days ahead.
